Let me help you (and the long-term renters) by matching the right tenants to your properties.
This service exists because there's a clear need for a fully transparent experience with long-term rentals in El Gouna - for both the owners of properties (you), and for those seeking accommodation while living in this wonderful town.
👉 If you'd like to ask me any questions you can message me on WhatsApp at +20 (0) 122 733 2138 or simply call.
Zero fees for owners who want to rent their properties, long term.
Only a small fee for renters; usually 75% of a single month's rent.
Get renters that match your criteria, without the hassle...
"Dale made the process of renting my unit simple, straight forward, and without issues. He's not only very personable, sincere, and efficient, but he always made me feel like he genuinely wanted to put my mind at ease.
I highly recommend Dale to any future property owners looking to sell or rent, or any future buyers or tenants!" ~ Sharif Mansour
The key question to ask yourself is... Why would you want the hassle of finding a suitable tenant for your property, when you can hand over the responsibility to someone who cares - and for free, too?
What currency do you require, and is this necessary to a local or international bank account.
Do you have a preference for the lease duration?
Are pets acceptable to you?
Other preferences?
You're welcome to use any rental agreement you prefer, as my role is simply to source a suitable long-term tenant. However, if you'd like me to provide a rental agreement in English that's tailored to your unique situation and circumstances, I'm happy to do so.
Please note, if using a rental agreement I provide, you understand, accept and agree that I am not liable in any way whatsoever for the legality of the contract; it's simply an agreement between the leesor and leesee (property owner & tenant).
Should you be in another country, it's still possible to complete a rental agreement with a potential tenant via e-Signature, which I'm happy to help you with as well.
It's necessary for me to see your contract assignment to reasonably confirm your ownership of the property, prior to the potential tenant signing any lease agreement.
There are even more benefits that you may discover through requesting a long-term tenant with me, which of course you'll discover as such special circumstances arise...

I highly recommend Dale to anyone looking to rent or manage a property — truly reliable, looking forward to working together again!" ~ Mikeee HS
1. Share your interest (with me) about leasing your property long-term, to a great tenant.
2. Communicate your "tenant criteria" of which there can me many, for instance - currency required, local or international bank account, pets, lease term, married, smoking, kids, etc...
3. Acquiring pictures and a video walkthrough of the home, to create an online listing for the property, which you then approve.
4. Once I have a suitable tenant requesting a viewing, I'll let you know, and may request a QR code for the day, depending on the area, to show the property.
5. If the potential tenant is interested, I'll ask you to meet them in person, or have a video call, to see if you're comfortable with each other.
6. Collecting the relevant documents and bank details, to prepare the lease agreement, or simply using an agreement you prefer.
7. Sharing the lease agreement with all parties, to see if there are any adjustments required.
8. The lease agreement is signed.
9. The financial sum is paid by the tenant (to you, the owner, directly).
10. A home inventory can be done via a checklist to sign, or a video walkthrough, or however preferred.
11. I'll guide you in your communications with Community Care and any other relevant parties, for instance Swan Lake by way of example, should additional registration be required for the tenant.
12. The new tenant gets the key(s) on the day of handover!
13. The tenant(s) can get their new El Gouna resident card(s), assuming the leased term meets the minimum requirements from Orascom for receiving card(s).
* Please note, these are the general steps, however every situation is different. Fundamentally, my role is to bring people together who closely match each others' needs, while mediating each side's interests. The steps are simply a guideline, and may or may not be followed by the parties involved; I do recommend them though.
“You are the most transparent, trustworthy broker, that turns up on time, genuinely cares about his clients and has the clearest commission structure of any broker I have ever met in El Gouna. The brokers here can learn a lot from you.” ~ Dougie Trainer
"I had a great experience working with Dale Wendschlag to rent out my apartment in Gouna. He handled everything quickly and professionally. Dale was friendly, and really knew the market. He gave me great advice on pricing, took care of marketing the listing, and found solid tenants in no time. He kept me updated every step of the way, answered all my questions and handled everything from showings to paperwork seamlessly. It was clear he genuinely cared about finding the right tenants, not just filling the space as fast as possible.
It was a pleasure working with him. I highly recommend Dale Wendschlag and I wouldn’t hesitate to work with him again!" ~ Liliane
